The Building Engineering Services Association (BESA) has released findings showing a lack of client engagement with the Building Safety Act, particularly regarding compliance in areas not classified as Higher Risk Buildings (HRBs). Despite the Act being in force since 2022, clients are reportedly unaware of their responsibilities, with contractors facing mounting pressure to prioritize cost and speed over safety and quality.
BESA’s meetings with members revealed several key challenges:
- Lack of Client Awareness: Many clients erroneously believe the Act applies only to the construction industry or HRBs, neglecting responsibilities for other building types, including supermarkets and commercial properties.
- Compliance Gaps in Non-HRB Projects: Members reported no client discussions about compliance, with tenders still awarded based on the lowest price and safety measures often ignored in non-HRB settings.
- Regional Disparities: Awareness is significantly lower in northern regions of the UK, further complicating industry efforts to drive cultural change.
The findings reinforce the need for compliance across all areas of building safety, including refrigeration display cabinet drainage systems. These systems, while critical to operational efficiency and safety, are often overlooked under the assumption they are outside the scope of the Act.
Gel-clear Drainage Systems: Fully Compliant
Gel-clear is proud to confirm that all its drainage installations, including those for refrigeration display cabinets, fully comply with the Building Safety Act. Gel-clear systems meet rigorous standards, including proper pipe slopes, reinforced kink-proof hoses, and secure connections, ensuring alignment with BSEN 12056 and building regulations.
Rachel Davidson, BESA’s director of specialist knowledge, called for a government-led awareness campaign to educate clients on their responsibilities and emphasized the need for proper training and clearer guidance for contractors. She also stressed that without enforcement and cultural change, safety risks will persist, and quality will continue to be compromised.
Conclusion
This report underscores the importance of compliant condensate drainage systems in meeting the requirements of the Building Safety Act. Gel-clear remains committed to ensuring safety, quality, and compliance in all its installations, providing peace of mind for clients and contractors alike.
